Walkthrough & Assessment
We walk every tiled floor with you, check the condition of the tile and grout, and confirm the right approach for your specific surface.
Grout is porous, which means every time you mop, dirty water sinks into the lines and stays there. That's exactly why grout darkens - and exactly why scrubbing barely makes a dent. Our Houston grout cleaning service uses high-pressure hot-water extraction to flush the dirt out from inside the grout lines, not just off the surface.

The result is grout that looks close to original - and the option to seal it afterward so it stays that way for years.

Tile & Grout Cleaning Services
Four steps. One visit. Real restoration.
We walk every tiled floor with you, check the condition of the tile and grout, and confirm the right approach for your specific surface.
Grout lines and stained areas get pre-treated with a pro-grade solution that breaks down embedded dirt and residue.
A specialized floor-cleaning tool flushes the dirt out of grout lines and off tile surfaces at high temperature, then vacuums it directly into our recovery tank.
Anything that did not come out on the first pass gets a second, more targeted treatment. If sealing is part of your service, we move into that step next.
Cleaning grout is half the job. Sealing it is what keeps it clean.
The minute we finish cleaning, your grout is back to its porous state - which means the next mopping cycle starts pushing dirt right back in. A professional sealant fills those pores with a clear, breathable barrier so dirty water, spills, and stains can't sink in. The result: grout that stays cleaner longer, and floors that stop looking "tired" between cleanings.
Floor must be fully cleaned first - sealant only bonds to a clean, dry surface.
Grout dries for 24 hours after cleaning before we apply the sealer.
Sealer is applied with a precision applicator directly into the grout lines.
Excess is wiped off the tile face within minutes so nothing stays on the tile surface.
Floor cures before re-use - 4-6 hours for penetrating, 6-8 hours for color seal.
Avoid mopping or heavy water for the first 24-48 hours after application.
Use pH-neutral floor cleaners only - no vinegar, citrus, ammonia, or bleach.
Mop with clean water, not dirty mop water.
Avoid abrasive scrubbing pads or wire brushes.
Re-clean every 6-12 months to keep the sealant performing.
If after-care guidelines aren't followed, the warranty is voided. We'll walk you through everything at the end of the service and leave you with a printed care card.
